Like all Quebec municipalities, the Town of Sutton collects municipal taxes annually to fund local public services such as snow removal, waste collection, road maintenance, emergency services, and certain infrastructure such as the water supply and sewer systems.<\/p>\n

Municipal taxes consist of general property taxes<\/strong> based on the value of the property<\/strong> listed in the assessment roll<\/strong>. The Town applies tax rates<\/strong> (general property tax rate) to this value, which are set annually in its municipal budget<\/strong>. Special or sector-based taxes<\/strong> may also be added to cover specific services or local projects (for example, roadwork in a given area).<\/p>\n

\n\t\t\tAssessment Roll\t<\/h2>\n\t

In Sutton, the assessment roll<\/strong> is the official register produced every three years by the Brome-Missisquoi RCM, which indicates the market value of each property within the municipality. This value serves as the basis for calculating property taxes.<\/p>\n

The assessment service of the MRC Brome-Missisquoi<\/a> is primarily responsible for updating and preparing the assessment rolls and graphical matrices, as well as determining the median ratio. The Act respecting municipal taxation <\/a>sets out the parameters that guide the assessor in determining which properties and real values are to be included in the assessment roll. This service also maintains follow-up with municipalities and taxpayers.<\/p>\n

The taxation roll<\/strong> is the municipality’s official document that determines the amount of taxes each property owner must pay, based on the value listed in the assessment roll and the municipal tax rates. The tax bill<\/strong>, which is sent to each property owner, specifies the exact amount to be paid for a given year, including general property taxes and, where applicable, special taxes.<\/p>\n
