Guides, currently online, have been produced by the Urban and Land-Use Planning Department to accompany authorization requests, depending on the type of residence.<\/strong><\/h3>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" width=\"1024\" height=\"538\" src=\"https:\/\/sutton.ca\/staging\/wp-content\/uploads\/2024\/01\/Visuel-Hebergement-touristique-EN-1024x538.png\" alt=\"\" class=\"wp-image-73170\" srcset=\"https:\/\/sutton.ca\/staging\/wp-content\/uploads\/2024\/01\/Visuel-Hebergement-touristique-EN-1024x538.png 1024w, https:\/\/sutton.ca\/staging\/wp-content\/uploads\/2024\/01\/Visuel-Hebergement-touristique-EN-300x158.png 300w, https:\/\/sutton.ca\/staging\/wp-content\/uploads\/2024\/01\/Visuel-Hebergement-touristique-EN-768x403.png 768w, https:\/\/sutton.ca\/staging\/wp-content\/uploads\/2024\/01\/Visuel-Hebergement-touristique-EN.png 1200w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Key points of the new regulations<\/strong><\/h3>\n\n\n\n<p>The list of new regulations that came into force on November 22, 2023 can be found in the <a href=\"https:\/\/sutton.ca\/staging\/en\/short-term-rentals\/\" target=\"_blank\" rel=\"noreferrer noopener\">Short-Term Rental<\/a> section of the website (<a href=\"https:\/\/sutton.ca\/staging\/en\/services-to-citizens\/urban-and-land-use-planning\/urban-planning-by-laws\/\" target=\"_blank\" rel=\"noreferrer noopener\">full list of regulations available here<\/a>).<\/p>\n\n\n\n<p>The new regulations include the following obligations:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>A report of compliance with current fire safety standards must be issued by the Public Safety Department, following a visit to the site covered by the application;<\/li>\n\n\n\n<li>The tourist residence must also comply with current health and nuisance standards;<\/li>\n\n\n\n<li>A written engagement signed by the operator to comply with the following points must be provided:<ul><li>Ensure compliance with municipal regulations on nuisances, safety and sanitation;Display inside the establishment the certificate of authorization issued by the town and an information sheet on regulations applicable to tourist residences;<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li>Ensure adequate surveillance of the leased premises;<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>The operator must keep a rental register containing, as a minimum, the following information:<ul><li>The name and address of each tenant;<\/li><\/ul><ul><li>Date and duration of stay;<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li>At the Town&#8217;s request, the operator must provide it with a copy of the register to enable it to monitor and enforce municipal regulations;<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>A person or legal entity, or an ultimate beneficiary of a legal entity, may not own, in whole or in part, more than one building in which one tourist residence is authorized as an accessory use;<\/li>\n\n\n\n<li>The maximum capacity of a principal residence is set at two (2) travellers per bedroom, without exceeding the capacity of the septic installations or a maximum of 8 people;<\/li>\n\n\n\n<li>The use of an accessory building for tourist accommodation is prohibited;<\/li>\n\n\n\n<li>An attestation certifying that the septic system complies with the R\u00e8glement sur l&#8217;\u00e9vacuation et le traitement des eaux us\u00e9es des r\u00e9sidences isol\u00e9es (Q-2, R.22), particularly with regard to the hydraulic capacity of the system in relation to the number of bedrooms.<\/li>\n\n\n\n<li>Where the drinking water supply does not come from a municipal water supply system, a certificate from a laboratory accredited by the<em> <\/em>Minist\u00e8re de l&#8217;Environnement, de la Lutte contre les changements climatiques, de la Faune et des Parcs, certifying that the drinking water is of good quality and meets the standards set out in current regulations;<\/li>\n\n\n\n<li>New tourist home establishments are only authorized under the Conditional Use By-law, inside a main residential building existing on June 1, 2023, with the exception of zones included in the Urbanization Perimeter &#8211; Downtown Sector, identified in the Master Plan, and Conservation (CONS) zones;<\/li>\n\n\n\n<li>In all other zones, a quota for tourist residence establishments has been established:<ul><li>Zones included in the urbanization perimeter &#8211; Maple sector<ul><li>200-metre distance<\/li><\/ul><\/li><\/ul><ul><li>Agricultural zones (A) :<ul><li>1 establishment per zone and 500-meter setback<\/li><\/ul><\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li>Other zones:\n<ul class=\"wp-block-list\">\n<li>1 establishment per zone and 300-metre setback<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Guidance documents<\/strong><\/h3>\n\n\n\n<p>The Urban and Land-Use Planning Department has just produced a number of documents to help citizens who wish to apply for a short-term rental permit.
