Property values to rise again in Sutton in 2026
On January 1, 2026, the Town of Sutton will apply its new triennial assessment roll (2026-2027-2028), determined by the Brome-Missisquoi MRC. According to this roll, the total value of the municipal real estate stock will rise to $2,559,553,800, an increase of 46%. The average value of a residence in Sutton will rise to $677,030, an increase of 43%.
As the table below shows, all property categories will experience an increase in value.

The triennial property assessment roll is the responsibility of the Brome-Missisquoi MRC. It is used to indicate, for municipal and school taxation purposes, the value of each property based on its actual value. This exercise is based on real estate sales values for the year preceding the assessment, i.e. in July 2024. These values are a direct reflection of the significant rise in the Suttonnais real estate market.
Preparing the 2026 budget
Entering the budget preparation period, the administration will try to minimize the impact of this new reality on the 2026 tax bills, while ensuring that it presents a realistic, reasonable and responsible budget to the members of the new municipal council.
It should be noted that, as this 43% increase represents an average, some residences will see a higher increase, while others will see a smaller one, depemnding on the value.

The new 2026-2027-2028 property assessment roll is available online on the Town of Sutton website in the Public Services/Administration/Municipal Taxes and Property Assessment/Online Taxation Roll Service section.
Please note that anyone who wishes to contest the assessment of a property may file a request for review: the contestation process is governed by the Act respecting the Municipal Taxation, and the request must be sent to the Brome-Missisquoi RCM before May 1, 2026.
